3. DON’T Hire Unscrupulous Roofing Contractors

What defines unscrupulous you ask?

Well…this is basically anyone who does not have your best interest in mind.

The company you are working with should be able to easily show that they are a legitimate company, and have taken every measure to ensure that the work is top quality, with highly qualified professionals performing the job.

Here are a few things to look-out for to avoid hiring an unscrupulous roofing contractor….

1. Licensing – Make sure your contractor is licensed for your jurisdiction. Not only do they need to be state licensed, but they should be registered in your jurisdiction as well. Also, ask if the license holder is truly an employee or owner of the company. Many times, a  unscrupulous contractor with a shady background will outsource the license to someone else, who does not even work there! 2. Insurance – Always check the insurance of a contractor BEFORE you hire them. An unscrupulous contractor can type up a potential phony insurance certificate and try to pass it off. But, take it a step further please. Ask for the Insurance Agent’s name and number – or email. Contact them directly and ask some questions. Does this contractor have a General Liability policy, and what is the limit? Does this contractor have Workman’s Comp Insurance? On how many employees?

3. Get a Release of Lien – Did you know that if a unscrupulous roofer does not pay his material supplier, you the homeowner can EASILY get stuck paying the bill and potentially have a lien filed on your Residence?! This happens more often than you think. Demand that your contractor give you a Release of Lien from their material provider before you pay them in full. Don’t wait until you only owe a small amount of money! Also, demand a Contractor Affidavit at final payment. This is a form the contractor signs (and should have at the ready) stating that he/ she has paid all material providers for your project. This is crucial!
